How a building is described
Property
The building itself, and the address you would give a taxi.
Floor
A storey. Let whole, or divided further, or lived on by you.
Room
A space let on its own contract, whatever its shape.
Bed
One bed in a shared room, the smallest thing you can let.
How do I start?
Create an account, add your property, then add the spaces you let: floors, flats, rooms or shops, in whatever shape your building actually is. You can start with one room and add the rest later.
Do I have to describe my whole building?
No, and describing more never costs more. Only the spaces you let independently count towards your plan. The floor you live on, shared kitchens, stairwells and store rooms are recorded without being billed.
My tenant has no email. Can I still add them?
Yes. A phone number is enough. DeraOS keeps their record against the space and you can invite them to their own login later, or never.
How does my tenant get their own login?
From the tenancy, create an invite. That produces a single-use link with an expiry that you send them however you already talk to them. They set a password and see their rent, receipts, agreement and notices. Email and SMS delivery are not connected yet, so today you copy the link and send it yourself.
Does DeraOS collect the rent?
No. Your tenant pays you the way they already do, in cash, by bank transfer or by wallet. You record that it happened and a receipt is ready for them immediately. DeraOS never holds your money.
What happens if I stop paying for DeraOS?
Nothing is deleted. Every property, tenant, payment and receipt stays and stays readable. You cannot add new billable space until you renew, and that is the only thing that changes.
How do meter readings work?
Open the reading sheet on your phone and walk the rooms. Each meter shows its previous reading from your own history, you type the current one, and DeraOS works out the units and the charge. A reading lower than the last is refused, and the first reading on a meter bills nothing.
Does DeraOS handle my tax?
No. It keeps your rental income, expenses, agreements and dates organized so the records exist when you need them. It does not calculate, file or pay any tax on your behalf, and nothing in it is tax or legal advice.
