Who paid. Who did not. How much is still owed.

Every tenancy has a rent obligation for the month. A payment is recorded against it — in full, in part, or in advance. What is left is the balance, and the balance is what you see.

A mistaken payment can be reversed. The original receipt is kept and marked, the balance is restored, and the history shows both.

Reports never convert between currencies. A portfolio in two currencies gets two totals, one per currency.

Utilities

Type the meter reading. The charge is worked out and put on the bill.

Readings are kept in sequence, so a disputed electricity bill is settled by looking at the numbers it was computed from. The rate that applied is frozen on the reading, and a reading that has been billed cannot be changed.

  • A reading nobody took bills nothing. DeraOS lists the meters that have not been read.
  • Tariff history is kept, so last year's bill is explained by last year's rate.

Questions landlords ask

Straight answers.

Does DeraOS collect the rent?
No. Your tenant pays you the way they always have — cash, bank transfer, eSewa. You record the payment in DeraOS, and DeraOS keeps the balance, the receipt and the history. DeraOS never holds your money.
My tenant has no email. Can I still add them?
Yes. A tenant is a record first and a login second. Add them with a phone number; if they want their own view later, you share an invite link.
How do meter readings work?
Set a rate per unit once. Each month you type the current reading; DeraOS keeps the previous one, works out the usage and the charge, and adds it to the tenant's bill. A reading that has been billed cannot be changed; a correction before billing is recorded with its reason.
What if I record a payment by mistake?
Reverse it. The balance is restored, the original receipt is kept and marked as reversed, and both appear in the history. Nothing is deleted.
Do I have to describe my whole building?
No. Start with the spaces you let. A house with three rooms rented is three units; you can add floors and structure later, or never.
Does DeraOS handle my tax?
No. DeraOS records cash in and cash out per property, which is what you or your accountant need. It is not accounting software and does not give tax or legal advice.
What happens if I stop paying for DeraOS?
Your records stay and stay readable. Nothing is deleted to fit a smaller plan or a lapsed one.
